The procedure for purchasing a property in Italy involves compulsory registration of the sale by an Italian notary, and payment of a transfer tax of 3% for a primary residence and 10% for a second home. The fees charged by the real estate agent are paid by the purchaser, and amount to 3% plus VAT.

Real estate can be purchased by individuals in their own names, or in the name of an Italian or non-Italian company. Business Accountants called "commercialisti" are responsible for the formation and registration of such companies.

Certain regions of Italy, particularly Tuscany and Sardinia, have long appealed to international buyers, but others have yet to be discovered and offer real opportunities for the investor.
